This former Walgreens in Rochester, New York is being repurposed for 5 new tenants including Panera Bread, Chipotle Mexican Grill, Aspen Dental and T-MobileWhile hundreds of former drugstores are now occupied by individual tenants like dollar stores and health clinics, few have been adapted for multi tenant useWhy?Carving up a single tenant #drugstore building for multiple users can result in odd suite sizes, unleasable space, and a lack of parkingPlus the price to acquire and the cost to repurpose can be quite expensiveBut with thousands of drugstore buildings available for re-tenanting and redevelopment, will more single tenant-to-multi user conversions be likely? ⬇ #redevelopment #walgreens #cvs #riteaid #adaptivereuse #retail

NeverStrip Technical Advisor / Cost Effective — Labour Saving — 21st Century Floor Care

Response from Dennis Moran, Nazareth Facility Director: “We constantly receive compliments on the appearance of our floors!”It seems inconceivable that a facility could go 12 years without stripping AND without burnishing. The floors are easy to clean. No stripping has been needed or performed for more than 12 years. No burnishing is necessary to maintain the shine. Recoat cycles range from 3-4 years on the VCT in the 850 student dining hall; 4-5 years for the schools two wooden gymnasium floors; and 5+ years for hallways. The NeverStrip Gloss product has resulted in substantial reductions in floor care maintenance cost. No more moving classroom furniture to the hallways every Summer or hiring part time workers to handle the crunch of stripping and waxing the floors.NeverStrip's 21st Century Floor Care Technology has the solutions for your facility. NeverStrip is, Floor Care That Makes Sense!Learn more at NeverStrip.com.#EliminateStripAndWax #FloorCareThatMakesSense #NeverStrip#BeSustainable #SustainableFloorCare #LessDisruption #ThereIsNoSubstitute #ReplaceFloorFinish #VCTSolutions #ResilientSolutions

#Pharmacy #TransformationsAs chains like CVS, Walgreens, and Rite Aid close thousands of stores, developers are creatively transforming former pharmacies. With prime locations and sizable square footage, these buildings are being reimagined as dog parks, car washes, healthcare centers, and more. This shift reflects efforts to turn #vacant stores into vibrant spaces that meet local needs. One example is Off Leash, a dog park and restaurant in Alpharetta, Georgia, that transformed a long-empty Rite Aid. Where customers once picked up prescriptions, patrons now sip cocktails while their dogs play. But converting this space required significant investment, including new windows, an outdoor patio, and underground drainage for pet waste. This project shows the potential and challenges of turning these buildings into unique destinations. This creative reuse is happening nationwide. Savers Value Village converted a Rite Aid in California into a thrift store, while Clean Express Auto Wash turned a pharmacy in East McKeesport, Pennsylvania, into a car wash using soundproofing to address community concerns. In Houston, a former Walgreens became a convenience store with 16 gas pumps, and Stough Group has converted over a dozen pharmacies into plasma donation centers. Inland Empire Health Plan repurposed a former drugstore into a wellness center with fitness rooms and a community garden. These buildings appeal due to their locations, but repurposing them isn’t easy. At 10,000 to 15,000 square feet, they’re often too large for small retailers and not spacious enough for larger tenants. Conversions can be costly, as Off Leash learned. Still, Jason Miller, Chief Investment Officer at Grand Sakwa Properties, notes that “location is the big draw,” as drugstores often occupy prime corners, making them ideal for creative uses. Not all projects succeed. Gerber Collision abandoned plans to turn a CVS in Darien, Illinois, into an auto body shop due to community concerns. But successful transformations like Off Leash show the potential for these sites to be reinvented in ways that benefit both developers and neighborhoods. These reuses come as retail space remains scarce, with vacancy rates at historic lows of 4.5%, per CoStar Group. As more drugstores close, developers will continue to find innovative ways to repurpose these spaces. This trend is more than filling empty storefronts—it’s about creating community spaces. From dog parks to healthcare centers, these transformations are turning vacant sites into thriving destinations. The closures present a unique opportunity to redefine these buildings. For communities, it means more than new businesses—it’s about bringing life back to unused spaces and finding ways to support local neighborhoods. What do YOU think about what's ahead for former pharmacy real estate?
